RESIDENT SERVICE MANAGER

Responsibilities

The essential duties and responsibilities may include the following. Other duties may be assigned.

• Meeting potential tenants, showing them the property, and assessing their applications in accordance with company procedure
• Report all traffic to CRM system and follow up with all active leads
• Inspecting properties and arrange for repairs and new materials as required
• Work closely with vendors to “turn-over” units according to company standards. Organize all repairs, decorating and maintenance in a timely manner
• Manage garage and parking leases
• Coordinate all lease renewals subject to company standards
• Investigating and resolving property complaints and rental violations
• Provide written notices/email/letters to tenants in violation of lease agreements/ordinances
• Manage all buy-out and sublet agreements.
• Walk vacant units and common areas daily to ensure quality standards are in line with company goals
• Work with management to identify areas of improvement for the building such as remodeling of units, common area, landscaping, etc.
• Maintain a positive relationship with door staff to provide the best customer service to the tenants and guests of the building
• Enforce company procedures and local ordinances in the building while maintaining a positive environment.
• Maintain accurate/updated tenant files in the building office.
• Work closely with maintenance staff on open work orders and provide efficient and safe service to the residents
• Oversee package deliveries and maintain a clean package room
• Conduct quarterly audits/clean-out of storage and bike rooms.
• Maintain a positive environment for the residents. Listen to their needs and always try to solve issues in a timely manner
• Manage all aspects of the leasing process, including leasing apartments, preparing lease paperwork, and assisting to ensure a smooth move-in

Qualifications                                      

• Excellent verbal and written communication skills
• Customer service focused with the ability to be a strong team player
• Proficient in Microsoft Office (Word, Excel)
• Able to multitask and meet deadlines in a timely and organized manner
• Must be able to work a flexible schedule, including weekends
• Must be able to tour the community with clients, which includes walking the property and climbing stairs
